DeltaExterior Cleaning & Property Maintenance

Ladner, Tsawwassen and North Delta — flat, open, and close enough to the water that salt gets into everything.

In the Area

Three Communities, One Exposure

Delta is three places that share a municipality and very little else. Ladner is a village core with dyked farmland along the south arm of the Fraser. Tsawwassen faces the Strait of Georgia with almost nothing between it and the weather. North Delta is postwar subdivision on the escarpment above the river. What they have in common, and what matters to us, is exposure — this is the most open, least sheltered ground in our service area, and the wind carries salt and grit onto surfaces here that stay clean inland.

It shows on paint and on glass first. Marine air leaves a film on south- and west-facing elevations that a rinse will not shift, siding chalks earlier than it does up the valley, and glass in Tsawwassen can pick up a haze within weeks of being cleaned. Roofs tend towards algae and black streaking rather than the deep moss the north-east of the region grows, because there is more light and more air moving across them. Lots are flatter and generally larger than the regional average too, so driveways, patios and long fence runs are a bigger share of what gets quoted in Delta than almost anywhere else we go.

What we plan for here

  • Marine air — salt film on glass and on painted siding
  • Flat, open lots with long driveways and fence runs
  • Algae and black streak rather than deep moss

Off The Clock In Delta

Not everything the crew does here goes on an invoice. These are the festivals, shorelines and sidewalks we turn out for when the schedule allows.

Common Questions

Questions We Get Asked In Delta

The things people actually ask before booking here, answered the way we would answer them on the phone. If yours is not on the list, call — you will get a straight answer from someone who does the work.

  • All of it. North Delta, Ladner and Tsawwassen are one service area for us and priced the same way, which is on the property rather than on the postal code. Tsawwassen is the furthest point south we work, and travel there is already built into the price of the job.

  • In our experience yes, particularly for glass and for exterior paint on the elevations facing the water and the prevailing wind. Salt film builds on those faster than it does inland, and a coating on a west-facing wall in Tsawwassen works harder than the same coating on a sheltered street. We would rather look at your elevations and tell you what we see than publish an interval that would be a guess for your property.

  • Yes, and the preparation matters more here than the product does. On this coast a coating fails from underneath rather than from above, so most of the hours go into washing down, scraping back to a sound edge, feathering, filling and caulking. Exteriors are checked for moisture before priming and we work to a dew-point window rather than to a calendar date, which on an exposed Delta site occasionally means moving a day.

  • Yes — townhouse complexes, retail frontages, offices and light-industrial sites are all normal work for us here. The arrangement is the one a strata council anywhere else in the region would get: a written scope, a named schedule, insurance documentation to the manager on request, and anything outside the scope quoted before it happens.

  • Not the job itself: travel is already included in the price we quote, which is set by the property and the work. A travel fee may apply to an on-site visit depending on where in Delta the property is. Being flexible about the day can make a booking easier to place at the far ends of the area, but it does not change the figure on the quote.
