Balcony CleaningIn Greater Vancouver
Condo and apartment balconies hand-washed with the water kept on the slab, so nothing runs over the edge onto the balcony below. House decks and patios get a standard pressure wash.
Our Service
Every Balcony Has a Neighbour Below
A hose on a fourth-floor balcony is a complaint on the third. So on a condo or apartment balcony the work is done by hand: glass and railings washed with a cloth and squeegee, the floor scrubbed with a brush and a bucket rather than flooded, and the dirty water collected before it can reach the edge. Drains are checked clear before anything gets wet. On a house, where a deck sits over a lawn rather than someone's patio chairs, a pressure wash set for timber or concrete is the better tool.
What's Included

Glass railings and privacy panels
Both faces of every panel, washed by hand and squeegeed dry, with the top cap and the channel the glass stands in wiped out rather than left holding grit. Frosted privacy screens get the same care, and so do the handrails and brackets, which are where the weather lays its film down first.

Floors scrubbed by hand
Concrete, pavers, tile and membrane worked with a stiff brush and a measured amount of water instead of a hose. Moss in the joints and the grey film a wet winter leaves are loosened by hand, and the dirty water is gathered up rather than swept to the edge. Membranes are handled gently: they are the building's waterproofing.

Nothing over the edge
On a stacked building this is the job. The water stays on the balcony being cleaned — no hose, no pressure washer, no run-off down the face of the building or across the unit beneath. Drains and scuppers are cleared first, so the little water there is leaves the way the building was designed to send it.

Sliding doors, frames and tracks
The outside of the sliding door, its frame, and the track it runs in — the part that fills with grit and needles until the door drags. Tracks are brushed out and wiped, weep holes are checked open so the next storm drains away from the sill, and the glass is finished streak-free.

House decks and patios, pressure washed
On a house the deck sits over a garden, not a neighbour, so a standard pressure wash is the right tool: timber, composite and concrete cleaned at a pressure the surface can take, working with the grain on wood. Beds beside the deck are watered down before we start and again when we finish.

Whole buildings, on the strata's schedule
For strata councils and property managers, every balcony in a building on one programme instead of one door at a time. The order and the dates are agreed with the council or manager, timed to the notice the building gives its residents, and balconies we could not reach on the day are listed rather than quietly skipped.
Why Choose RainCity?
On a stacked building the risk in balcony cleaning is not the balcony — it is the one below it, and the resident who comes home to a wet chair and a streaked window. That is why condos and apartments are washed by hand rather than with a hose, and why a building-wide clean is planned with the strata council or property manager instead of arranged one suite at a time. Houses, where the only thing under a deck is the lawn, get the standard pressure wash.

Where We Work
This Work, Across Greater Vancouver
Everything comes off the truck — water, pressure, detergent and power — so the kit that reaches a strata lot in Surrey is the one that reaches an acreage in Anmore. Pick your community and the page will tell you what the work looks like there.
Anmore
Large treed lots above Port Moody, where the gutters fill with needles long before the leaves start.
Burnaby
Towers, townhouse complexes and single-family streets — a good deal of our strata common-area work sits here.
Delta
Ladner, Tsawwassen and North Delta: flat, open and close to the water, which is hard on painted siding.
Langley
The Township and the City both. Bigger lots, longer driveways, and surfaces that take a full season of weather.
New Westminster
Home. Heritage houses on the hill and a steep grid of streets — we know which ones the truck can park on.
Ridge Meadow
Maple Ridge and Pitt Meadows, out where the rain sits longest and a north-facing roof greens over fastest.
Surrey
The largest area we cover, Cloverdale down to South Surrey, and no shortage of commercial ground to keep sealed.
Tri-Cities
Coquitlam, Port Coquitlam and Port Moody. Hillside subdivisions, and hard surfaces that want the moss off every spring.
Vancouver
Character houses, laneways and mid-rise strata. Access is tight, so the water-fed pole earns its keep.
Often Booked Together
While We Are Already There
These are the jobs that go with this one, and the reason is nearly always the setup: the ladder, the truck or the dried surface is already where it needs to be. Worth knowing before a second visit is booked for something the first one was already set up for.

Common Questions
Questions We Get Asked
The things people actually ask before booking, answered the way we would answer them on the phone. If yours is not here, call — you will get a straight answer from someone who does the work.
No — that is exactly why condo and apartment balconies are hand-washed rather than hosed. The water used is a bucket's worth, not a hose's; it stays on the slab being cleaned and is collected before it reaches the edge. Drains are checked clear first, so what little runs goes into the building's own drainage rather than down its face.
Because the water has to go somewhere, and on a stacked building somewhere is the balcony below, the window beside it and whatever the neighbour left outside. Pressure also drives water under door sills and into membrane seams that were never built to take it. A house deck over a lawn has neither problem, which is why houses get a pressure wash and condos get hand washing.
Usually, or someone needs to let us through: on most buildings the only way onto a balcony is through the suite. On a building-wide clean, access is arranged through the strata council or property manager, and any balcony that cannot be reached on the day is noted so it can be picked up rather than missed.
Anything you would not want wet, and anything fragile. Light furniture and planters can stay and be moved around as we go; heavy planters are cleaned around rather than dragged across a membrane. If something on the balcony belongs to the building — a planter box, a privacy screen — mention it when you book.
Yes. For a strata or rental building the work is planned with the council or property manager as one programme rather than booked suite by suite, and it is quoted in writing before anything starts. Pairing it with the building's window cleaning is often worth asking about, since the glass on both sides of the balcony door ends up clean on the same visit.
