BurnabyExterior Cleaning & Property Maintenance

Four town centres, a mountain and a long industrial spine — the widest mix of property types we work in inside one city.

In the Area

One City, Four Town Centres

Burnaby fits four town centres, a university on a mountain and a long industrial spine into a single municipality, so the work changes street by street. Metrotown, Brentwood and Lougheed are concrete and glass — parkades, lobbies, common-area walkways and windows that only come clean off a water-fed pole. The streets between them are largely mid-century detached houses on standard lots, with the deep eaves and the mature street trees that come with that vintage.

In between sit the townhouse complexes, and they are where a large share of our strata work is: shared driveways and visitor bays that stain, siding that greens on the shaded elevations, and gutter runs counted in buildings rather than in metres. Burnaby is also the one city we cover where the elevation swings hard inside its own boundary — Burnaby Mountain holds weather that Big Bend never sees — so a winter schedule for a complex up near SFU is not the same schedule as one down in Edmonds.

What we plan for here

  • Four town centres, and a strata for most blocks of them
  • Mid-century detached stock: deep eaves, mature street trees
  • Burnaby Mountain keeps snow the flats have already lost

Off The Clock In Burnaby

Not everything the crew does here goes on an invoice. These are the festivals, shorelines and sidewalks we turn out for when the schedule allows.

  • A crowd sitting and standing on the grass of a tree-lined park in front of an outdoor stage on a summer afternoon.

Blues + Roots at Deer Lake Park

    Brunette River clean-up

Pulling litter out of the banks of the Brunette before the spring runoff moves it on.

    Leaves for neighbours

Clearing yards and walks for Burnaby neighbours who cannot manage the autumn drop.

Common Questions

Questions We Get Asked In Burnaby

The things people actually ask before booking here, answered the way we would answer them on the phone. If yours is not on the list, call — you will get a straight answer from someone who does the work.

  • Yes, and a good deal of our Burnaby work is exactly that. Strata work is normally set up as an annual agreement with the frequency stepped by season, a named schedule day and a scope written down before the year starts, so anything outside it is quoted before it happens rather than appearing on an invoice. Insurance documentation goes to the council or the property manager on request.

  • Up to about five storeys, yes, and most of it is done from the ground on a carbon-fibre pole fed with purified water rather than off a ladder leaning on the building — steadier for the crew, and nothing resting on your gutter line. That covers the four- and five-storey wood-frame stock Burnaby has a great deal of. Above that height we say so at the quote rather than after the crew has arrived.

  • Yes — parkade decks and ramps, loading bays, bin enclosures, walkways and visitor parking are routine strata and commercial work. Ramps and decks with a traffic membrane get a product and a pressure chosen for the membrane rather than for the stain, and the method is agreed with the manager before the day rather than decided on site.

  • It depends on the season more than on the city. Anything with a weather window on it stacks up — gutters before the autumn rain, sealing during a dry stretch — and those are worth booking well ahead. One-off work outside those peaks is usually a matter of weeks. Either way you get a date when we quote, not a place in a queue.

  • Not on the job. Travel is already included in the price we quote, Burnaby included — a job is priced on the property in front of us, exactly as one on our own street in New Westminster would be. A travel fee may apply to an on-site visit depending on location, and being next door does not make the work cheaper either; the rate is the rate.
