Interior walls, ceilings and trim; exterior siding, fascia and railings — washed, filled, caulked and primed long before the first finish coat.

Our Service

The Paint Is the Last Ten Percent

On this coast a coating fails from underneath rather than from above. Paint laid over a chalky, damp or flaking surface lets go within a season whatever was in the tin, so most of our hours go into washing down, scraping back to a sound edge, feathering, filling and caulking. Exteriors are checked for moisture before priming, and we work to a dew-point window rather than a calendar.

What's Included

  • Painting: a brush drawn along the boundary between a pale new coat and the colour underneath, the wet edge left clean and straight across the wall.

Interior walls, ceilings, trim and doors

Full rooms or single elements: walls, ceilings, baseboards, casings, doors, spindles and built-ins. Cut lines are done freehand by brush where a steady hand beats tape, and rolled surfaces are laid off in one direction so the sheen reads evenly. Sheen is chosen per surface.

  • Painting: a decorator on a stepladder reaching up to lay colour along the upper wall of a red building, working past the window heads and shutters.

Exterior siding, fascia, soffits and railings

Wood, Hardie, stucco and metal, with the north and west elevations getting the closest attention because that is where a coating fails first here. Sprayed work is always back-rolled or back-brushed so the film is worked into the surface rather than sitting on it — the difference between eight years and three.

  • Painting: a hand working a scraper along a painted timber edge, lifting the old finish away in flakes and leaving bare wood behind the blade.

    Washing, scraping and feather sanding

Every surface is washed to remove chalk, dirt, mildew and salt, because paint will not bond through any of them. Failed coating is scraped back to an edge that holds, then feathered so the repair disappears under the finish rather than showing as a ridge. Inside, that also means filling, sanding and dusting off.

  • Painting prep: a gloved hand working a brush along the joint where a board meets the trim above it, on a house wrapped in scaffolding.

    Caulking and minor wood repair

Open joints are how water gets behind a wall, and painting over them just hides the entry point. Siding-to-trim joints, window and door perimeters, corner boards and mitres are caulked with a flexible exterior sealant and tooled off. Soft trim, sill and fascia are cut out and made good before priming.

  • Painting: a roller laying a pale coat across a wall, the covered band standing out against the older finish still showing to one side.

    Spot and full priming

Primer is what the finish coat actually bonds to. Bare timber, filler, patched drywall and any burn-through from sanding gets spot-primed; weathered elevations get primed in full. Stains, knots and tannin bleed need a blocking primer — which is why a mark keeps reappearing.

  • Painting: a decorator on a ladder taping sheeting over a window below the eaves, the covered opening squared off against the siding around it.

Masking, protection and a daily tidy

Floors covered, furniture centred and sheeted, hardware and switch plates removed rather than cut around, and outside, planting and paving protected. Everything is made usable again at the end of each day, not the end of the job — living in a house being painted comes down to how the crew leaves it at five.

Why Choose RainCity?

Painting puts a crew inside your home, or on ladders against it, for days at a stretch — which asks more of a contractor than most exterior work does. We are licensed and insured for both, we protect what we are working around rather than working around what we should have protected, and the colours, sheens and surfaces are agreed in writing before a tin is opened so nobody discovers a misunderstanding on day three.

How It Works

Our Simple Three-Step Process

  1. Request a Free Quote

Call or send the form. We take the details, and price the property in front of us rather than reading off a rate card.

  2. We Schedule & Arrive

We book a slot that suits you and turn up in it, with everything the job needs already on the truck.

  3. Enjoy the Results

We walk the finished work with you before we leave, and put right anything that isn't up to standard.

Often Booked Together

These are the jobs that go with this one, and the reason is nearly always the setup: the ladder, the truck or the dried surface is already where it needs to be. Worth knowing before a second visit is booked for something the first one was already set up for.

A painted timber house under a bright sky, the body colour running clean to the white window trim and gable boards with every line held straight.

Common Questions

Questions We Get Asked

The things people actually ask before booking, answered the way we would answer them on the phone. If yours is not here, call — you will get a straight answer from someone who does the work.

  • Roughly April through October, and the constraint is not the season but the conditions on the day. Exterior coatings need surface temperatures above about ten degrees, a dry substrate and enough of a window before dew or rain for the film to form. That rules out most of a Greater Vancouver winter and makes late spring and early autumn the busiest booking periods, so exterior work is worth arranging well ahead.

  • Seven to ten years on well-prepared wood siding, longer on fibre cement, and less on exposed south and west elevations or anywhere that stays damp. The variable that moves that number most is preparation rather than the paint: a properly washed, scraped, primed surface will hold a mid-range coating far longer than a premium coating rolled onto a chalky wall. Trim and railings usually need attention before the field does.

  • Both, chosen for the surface. Spraying is faster and lays a more even film on siding, fences and large ceilings; brush and roller is right for trim, cut lines and anywhere overspray would be a problem. Where we spray an exterior we back-roll or back-brush behind it, which works the coating into the surface instead of leaving it sitting on top — that step is what makes sprayed work last.

  • No on both counts for most jobs. We work room by room so the house stays livable, move and sheet furniture ourselves rather than asking you to clear it, and put everything back at the end of each day. What helps is taking down anything fragile or personal from the walls beforehand. If low-odour products matter — a nursery, an allergy, someone working from home — say so and we will specify accordingly.

  • We supply it, and the quote names the product and the number of coats so you can see exactly what you are getting rather than the word 'premium'. If you have a brand or a line you prefer, that is fine and the quote is adjusted for it. Colour selection is part of the free consultation, and we would rather sample two or three on the actual wall than have you choose from a chip under shop lighting.

  • Anything structural found once the surface is opened up: rotten sheathing behind failed trim, water damage inside a wall, failed windows. Those get reported with photographs and quoted separately rather than absorbed quietly or painted over. Lead-safe procedures on pre-1980 homes and full stucco or siding replacement are also separate. The quote itself lists what is in it, surface by surface, so the boundary is on paper before we start.
