The Fortnight Before The Rain Sets In
Late September is the cheapest fortnight of the year to own a building in Greater Vancouver. Everything left until after the first storm is harder work.

The window
There is a fortnight most years — late September into the first week of October — where enough leaves are down to be worth clearing and the weather is still dry enough to work in. It closes without warning.
Everything on the list below is ordinary maintenance inside that fortnight and an emergency call in November.
What belongs in it
Gutters cleared and flow-tested, not just scooped. Downspouts checked at the bottom as well as the top, because the blockage is usually at the elbow. Roof valleys cleared of needles. Yard drains and catch basins lifted and looked at.
On a strata, add the parkade drains and the walkway grates. They are the two that flood first and the two nobody has on a schedule.
What it costs to miss it
A blocked downspout does not overflow neatly. It backs up behind the fascia, runs down the inside of the board, and the first anyone knows about it is a stain on a ceiling in January.

The clearing job is an hour. The fascia and the drywall behind it are a different trade and a different invoice.
What a clearing visit covers is on the gutter cleaning page; the valleys and the roof itself are roof cleaning. Both are booked in every one of the communities we cover.
Questions About Fall Maintenance Timing in Greater Vancouver
When exactly should I book gutters cleaned in autumn?
Mid-September to early October is the ideal window — late enough that most deciduous leaves are down, early enough that the autumn rains have not set in. In practice the window is short and it closes without much warning. Booking while the weather is still fine, rather than when the first storm arrives, is the whole difference between a scheduled visit and an emergency call.
What happens if I wait until after the first storm?
A blocked downspout does not fail quietly. The overflow backs up behind the fascia, runs down the inside of the board, and the first sign is usually a stain on an interior ceiling in December or January. The clearing job remains an hour's work; the fascia and the ceiling behind it are a different trade and a larger invoice.
Does timing change on a property with conifers?
Yes. Deciduous trees drop their leaves in a six-week window; cedars and firs shed needles year-round, and by November a gutter cleared in September under heavy conifer cover can be carrying a second season's load. Properties with no overhanging trees have the most flexibility. Properties under mature fir or cedar should assume two clears a year rather than one.
What is the full pre-rain checklist for a strata?
Gutters and downspouts cleared and flow-tested. Roof valleys and flat sections cleared of needles. Parkade drains and floor channels lifted and looked at. Walkway and stairwell grates checked. Yard drains and catch basins opened. The parkade drains and the grates are the two items most often missing from an inherited strata schedule and the ones that flood first.
How long does a gutter clearing visit take?
How long a visit runs depends on the length of the runs, the volume of debris and how many downspouts need augering. A complex or strata with multiple buildings is priced by the scope. The flow test on every outlet is included rather than quoted separately — it is what turns a clearing into a working system.
