What Changes The Number On A Gutter Quote

Two houses on the same street get different gutter quotes. Six things move the figure, and the length of the run is nowhere near the biggest of the six.

Gutter cleaning: fallen maple leaves lying packed along the floor of a gutter run below the edge of a tiled roof.

Why nobody quotes this over the phone

The question that comes in most often is what gutter cleaning costs, and the honest answer is that the number is set by things nobody can see from a phone call. Two houses on the same street, built the same year, can be quoted differently — and usually are.

That is not evasion. It is that the length of the gutter run, the one thing a caller can measure, is a long way from being the thing that decides the work.

The six things that actually move it

Roughly in the order they matter:

  • Height, and what it does to access. A single-storey bungalow is ladder work. A three-storey with a walkout basement at the back is a different job on the same footprint — and on that building the front and the back are two different jobs.
  • What is standing under the eaves. A deck, a conservatory, a hedge or a steep bank all mean the ladder cannot go where the gutter is, and the work moves to poles or to roof access.
  • Roof pitch, where the gutter has to be reached from above. A low slope can be walked. A steep one cannot, and that changes the equipment before it changes anything else.
  • Tree cover, and the species. Conifers are the ones that matter here — needles pack rather than pile, and packed needles are pulled out rather than scooped.
  • Whether there are guards, and what kind. Removing and refitting a guard system is often the largest single block of time on the job.
  • The state of the downspouts. A clear run is flushed in minutes. A blocked elbow is augered, and until it is opened the gutter above it has not actually been fixed.

What matters less than people expect

Linear footage is the obvious one. It sets a floor and very little else — the difference between ninety and a hundred and thirty feet of gutter is far smaller than the difference between reaching it off a ladder and reaching it off a roof.

How bad it looks from the ground is the other. A gutter packed solid and a gutter half full take a similar amount of time to do properly, because both are emptied along their whole length and both end on the same flow test.

The expensive part of a gutter is almost never the gutter. It is what has to happen before anyone can stand next to it.

The one that surprises people

Guards. They are sold as the thing that ends gutter cleaning and they are closer to the thing that changes it: fine debris still passes, moss still grows on the mesh, and the guard now has to come off and go back on around whatever is cleared underneath.

None of that makes them a bad idea. It does mean a guarded gutter is not automatically a cheaper one, and a quote that does not mention them has probably not accounted for them.

Why this matters more here than most places

The climate normals for Vancouver International Airport put the site at roughly 1,189 mm of precipitation a year, with about three quarters of it falling between October and March — Environment and Climate Change Canada publishes the record. A gutter here is not managing the occasional storm. It is moving water more or less continuously for half the year.

That is why the flow test at the end is the part worth insisting on. A gutter that has been emptied looks finished. A gutter that has been tested is finished.

Questions About Gutter Pricing in Greater Vancouver

Why will nobody give me a price over the phone?

Because the two things that set the figure — how the gutter is reached, and what is standing under the eaves — cannot be described accurately by someone on the ground looking up. A number given without seeing those is a number that changes on the day, which is worse than no number at all.

Does a bigger house always cost more?

Not reliably. A long single-storey run with clear ground under it can be quicker than a short second-storey run over a deck. Footprint sets a floor; access sets the price.

Do gutter guards make cleaning cheaper?

They tend to make it less frequent rather than less expensive per visit, because the guard is lifted and refitted around whatever is cleared. Ask whether a quote includes guard removal — that single line is the most common reason two quotes on the same house do not match.

Should downspouts be included?

They should be quoted explicitly, one way or the other. A gutter cleared into a blocked downspout has not been fixed, and the blockage is usually at the elbow rather than at the top where it can be seen from a ladder.

What should be in writing before work starts?

The runs included, whether guards are removed and refitted, whether downspouts are flushed and augered, what happens to the debris, and whether the job ends on a flow test. Anything absent from that list is the thing most likely to be argued about afterwards.

Where to read the rest

The full scope and method is on the gutter cleaning page. If the gutters are carrying moss, the roof is where it is coming from and the two are usually one visit. We quote across nine Greater Vancouver communities.
